Inspections & Maintenance
Roof cleaning in San Jose without the pressure washer
A pressure washer strips granules off shingles and cracks tile. A proper roof cleaning clears the debris by hand and uses a low-pressure wash that lets the cleaning solution do the work.

What we treat
- Concrete and clay tile
- Composition shingle
- Flat, torch-down and TPO
- Spray foam
- Standing seam metal
Quick answer. Roof cleaning in San Jose clears leaves and debris from slopes, valleys and behind chimneys by hand, then soft washes shingle or tile with a low-pressure application of a cleaning solution that kills moss and algae without stripping granules or cracking tile. Gutters are cleaned afterward, and plants below are rinsed and protected.

The job
Why roofs get dirty and why it matters
Debris holds water against the roof long after a storm, and shaded slopes grow moss and algae that lift shingle edges and hold moisture under tile. Dark streaks on north-facing slopes are usually algae, which mostly costs looks but shortens the life of the surface over time.
Cleaning is also when we see the roof up close, so every visit ends with photos of anything that needs repair.
Jobs this page covers
Leaf and debris removal

Leaves, needles and twigs collect in valleys, behind chimneys and along the uphill side of skylights and vents, where they dam water and rot the roof beneath. We clear them by hand and with soft brooms, bag the debris, and blow off what is left with low-power air, not a leaf blower pointed up under shingle edges. Branches resting on the roof are cut back where we can reach them safely, and anything bigger is flagged for a tree service.
Moss and algae treatment on shaded roofs

Moss grows thick on shaded, north-facing slopes and under overhanging trees, and its roots work under shingle edges and between tiles. We apply a moss and algae treatment at low pressure, let it work, and brush off the dead growth once it releases rather than scraping living moss off, which tears the surface. Zinc strips near the ridge can slow regrowth on slopes that stay shaded and damp through the winter. On tile, dead moss is brushed from the laps where it collects, so water flows freely again.
Soft washing tile and shingle

Soft washing applies the cleaning solution at garden-hose pressure and lets it break down algae and grime, followed by a gentle rinse. It removes the black streaks algae leaves on shingles and the dull film on tile without stripping granules or cracking pieces. Plants and walls below are wet down before and rinsed after, and downspouts are directed away from beds while the roof drains. The clean lasts longer when overhanging branches are cut back. Solar panels and skylights are rinsed with plain water only.

What we see on San Jose roofs
In San Jose, roof cleaning is not only about looks. The city's very-high fire hazard acreage roughly doubled to about 7,200 acres under the map it adopted in 2025, and in and around those zones dry leaves on the roof and in the valleys are ember fuel through the long dry season. On houses near the hills, we schedule a debris clearing in late summer, before fire weather, as well as the usual fall cleaning before the rains.
Cost
What roof cleaning costs depend on
Cleaning is priced by roof area and pitch and how much growth or debris there is.
- Roof size Measured in squares.
- Pitch and height Steep and two-story roofs take more setup.
- Debris load Heavy leaf cover takes longer to clear.
- Moss and algae Thick growth needs a longer treatment.
- Roof type Tile takes more care to walk than shingle.
- Gutters Clean-out added to the visit.
Do it yourself or call us
Cleaning the roof yourself versus having it done
Most roof damage from cleaning comes from a pressure washer.
| Task | Doing it yourself | Having us do it |
|---|---|---|
| Pressure wash the roof | Strips granules and cracks tile | Soft wash at low pressure |
| Rake leaves off from a ladder | Fine at the eaves on one story | Whole roof cleared by hand |
| Scrape off moss | Tears the surface | Treated, then brushed once it releases |
| Walk a tile roof | Breaks tiles underfoot | Walked on the batten line |
FAQ
Questions we get asked
Not with soft washing. High-pressure washing is what damages roofs.
Plants are wet down before and rinsed after, which protects them.
Every year or two for most roofs; more often under heavy trees.
Usually not. They are algae, mostly cosmetic, and wash off.
Yes, walking them carefully and soft washing.
