Replacement & Installation
Metal roof installation in San Jose
Metal is the lightest roof you can put on a house and one of the longest-lasting. It also costs more up front, so it makes the most sense on specific houses. We tell you whether yours is one of them.

What we treat
- Concrete and clay tile
- Composition shingle
- Flat, torch-down and TPO
- Spray foam
- Standing seam metal
Quick answer. Metal roof installation in San Jose means standing seam steel or aluminum panels, or stone-coated steel shingles and tiles, installed over a new underlayment with concealed or low-profile fasteners, matching flashing and trim, and a Class A rated assembly with a cool-rated finish where Title 24 applies. Most single-family installs take four to seven working days.

The job
When metal is the right choice
Metal suits three situations well: houses in or near fire hazard zones, older framing that should not carry tile, and owners who plan to stay long enough to get the value out of a roof that can outlast two shingle roofs.
It is not the answer on every house. On a roof that will be sold in five years, a good shingle roof is usually the better spend, and we say so.

Standing seam panels

Standing seam panels run from eave to ridge in one piece, with raised seams that lock together over concealed clips. Nothing penetrates the panel face, which removes the fastener holes that make cheaper exposed-fastener metal leak over time. We form or order panels to length, install them over a high-temperature underlayment, and finish the ridge, eaves, rakes and walls with matching trim. The clips let panels expand and contract with the heat, which matters on a roof that sees long summer afternoons.
Stone-coated steel

Stone-coated steel panels are pressed into shingle, shake or tile shapes and coated with granules, so they look like a traditional roof at a fraction of the weight. DECRA and similar systems install on battens, which leaves an air gap that helps the roof run cooler. They are a common answer when a house wants the look of tile but the framing cannot carry it, and they walk better than tile when solar or maintenance crews need to get on the roof.
Metal over existing shingles

Some metal systems can be installed over one layer of existing shingles, saving tear-off and disposal. It only works over a single layer with a sound deck, no active leaks and no soft spots, and the combined weight still has to be checked. We look at the attic first and tell you when a tear-off is the better choice, which is often the case on roofs with past leaks, because metal over a rotten deck only hides the problem until it fails.
Cool-roof metal finishes
Metal panels come with factory finishes rated for solar reflectance, and many lighter colors meet California's cool-roof requirements outright. Reflective finishes keep attics noticeably cooler on hot afternoons and help air conditioning keep up. Darker colors can still be used, sometimes through the energy code's alternative compliance path. We hand you the rated color chart with the listing numbers so the permit and the final inspection go through without surprises. Trim and flashing come in the same finish so the whole roof weathers evenly.
Cost
What a metal roof costs depends on
San Jose cost data puts installed metal at roughly $14.50 per square foot against about $7.25 for asphalt, as a planning range only; your written scope is the real number. The factors below move it.
- System Standing seam costs more than stone-coated or exposed fastener.
- Metal and gauge Aluminum and heavier steel cost more.
- Roof shape Hips, valleys and dormers add trim and labor.
- Tear-off Removing old layers or installing over one.
- Finish Premium and cool-rated finishes vary in price.
- Penetrations Skylights, vents and solar mounts need custom flashing.
What we see on San Jose roofs
Two rules make metal a practical choice on a lot of San Jose re-roofs. Since January 2026, re-roofs in mapped Fire Hazard Severity Zones, including High zones inside city limits, need a Class A assembly, which metal systems meet readily. And California's seismic rules call for review when a re-roof raises roof load by more than 10 percent, so a light metal roof often avoids the structural work that a heavier tile roof would trigger on older framing.

FAQ
Questions we get asked
Over solid decking and underlayment, rain noise is similar to other roofs.
No more than any other roof; it is also non-combustible if lightning strikes nearby.
Yes. Standing seam takes clamp-on mounts with no roof penetrations.
Heavier gauges and stone-coated panels resist dents well; hail is rare here.
It depends on the district; we check with the city before quoting.
