What the roofs are like here

The valley's housing is mostly postwar. The median San Jose home dates to around 1976, so a large share of roofs are on their second or third covering, and plenty still carry an older overlay on an original layer. That is why so many of our jobs start as a leak and turn into a question about the deck underneath.

Material follows the neighborhood: composition shingle on the tract ranches, concrete and clay tile on the Mediterranean houses of Almaden, the Evergreen hills and the West Valley, and foam or built-up roofs on the Eichler tracts from Willow Glen to Sunnyvale and Palo Alto.

Fire zones in the hills

When San Jose adopted CAL FIRE's 2025 map, its very-high fire hazard zone grew from roughly 3,000 acres to about 7,200, the largest increase of any Bay Area city. Los Gatos has required Class A roof coverings in its hazardous fire areas for years, applying the rule once a re-roof passes 10 percent of the roof. In practice, most hillside re-roofs anywhere in the county now start with a Class A assembly and ember-resistant vents.

Earthquakes and old chimneys

South County has seen what an earthquake does to an unreinforced brick chimney: the Earthquake Country Alliance illustrates its chimney guidance with one that broke and fell onto a roof in the Morgan Hill earthquake. When we find a cracked or leaning chimney on a re-roof, we price taking it down below the roofline alongside the roof itself.

Permits and the energy code vary by city

Every city in the county enforces Title 24's cool-roof rules on permitted re-roofs, but not with the same rigor. San Jose, Santa Clara and Sunnyvale review compliance documentation at a moderate level; Cupertino, Mountain View and Palo Alto review it more strictly, often asking for product specification sheets and checking labels on site. We assemble the full documentation for every job so the difference never slows a permit down.
